Tips on How Wake County Home Sellers Can Prepare for a Home Inspection

Dec 05, 2012

The home inspection process can be a stressful experience for Wake County, NC home sellers.

After all, if the results of the home inspection are particularly negative, it could end up breaking the deal they have on their Wake County property.

Luckily, there are ways that home owners can prepare for an upcoming home inspection to ensure a favorable outcome.

Most home buyers will hire a professional home inspector to look over a home before closing on the new purchase.

Sometimes during these inspections, buyers may discover a problem that needs to be fixed before they’re willing to close.

This can end up delaying the closing for weeks!

In order to prevent this from happening, I recommend that home sellers make repairs to the following areas if there are any known problems:

Mold & Mildew: Most home buyers are fully aware of the health problems associated with mold and mildew. Thus, they’ll be eager to have it removed if it’s discovered in your house. Be proactive by having it removed before the home inspection.

Water control problems in basements and crawlspaces: Home buyers will be able to tell right away if you have water control problems if they’re able to smell mildew. If you have a moisture level problem in these areas, you may want to cover any exposed ground with plastic. I also recommend you check the drainage system to see if that’s exacerbating the problem.

Problematic Roofs: It’s not cheap to repair a roof and buyers know this. Thus, they’ll likely want any issues fixed before you close. Some of the most common problems are deteriorated shingles and rotting materials underneath the shingles.

Plumbing Issues: Leaks can cause considerable damage to a home. The home inspector will try to locate any potential leaks by checking the water pressure in the bathroom and running the dishwasher. They will also check the septic system. Make sure to get these issues addressed well before the inspection occurs.

Electrical Problems: Home inspectors are looking for inadequate electrical panels and circuit breaker configurations. Before they come in to your house, make sure your system is fully functioning.

Other areas to check out before the inspection: Check to make sure your heating and air conditioning systems are in proper working order. Also make sure to check out the home’s foundation and the various home appliances that would come with the house.

Here’s one final note on home inspections: Your contract should tell you which systems are expected to be in good condition at the time of closing. This will further help prepare you for the home inspection.
