Now whether your relocating for a new job or getting married or just want to change your surroundings there are plenty of reasons to move fast, and if you’re thinking about all of that this show, speed real estate show for you this week.  A program dedicated to doing your transactions as quickly as possible while making sure your rights, interests and your money are safe along the way.  And with us now to talk about buying a house fast is Angie Cole, a Buyer Specialist/Broker with the Rachel Kendall Team, of Keller Williams Realty, in Raleigh, Wake County North Carolina.  Angie is also a member of NARs Young Professionals Network.  And Angie Welcome to Real Estate Today, how are you?

Alright, real quick, before we get started tell our listeners what the NAR’s Young Professionals Network is?

Angie Cole:

Yeah, it’s a part of young professionals, typically going to be 30 years and younger, and it’s just a group of young professionals that get together talk about real estate, we send referrals back and forth to each other and it’s just a great networking avenue.

Real Estate Today :

Great, okay now last hour, we told our listeners how to sell their homes fast, now this hour we’re turning the focus to buying a property fast but still watching out and protecting the interests of the buyers.  So, can you buy a house fast and still be protected, and if so, how fast can you really buy a place.

Angie Cole:

Honestly, I’ve shown several clients one home and they’ve gone under contract.  Depending on the avenue of the financing whether it be cash or getting a loan, if they are looking to pay cash, we can easily have them close as quick as a week and a half to two weeks.  And if they are getting financing we like to have at least 30 days to close their loan.  But it all depends on how quickly they find that perfect home!

Real Estate Today :

Alight, let’s start mapping out the best way for a home buyer to move quickly.  So, let’s say I need to move quickly and I come to you as a Realtor.  What are the first steps?

Angie Cole:

First steps is, if you are getting financing we need to get you pre-qualified.  We want to make sure not only are you approved for the purchase amount, but also that you feel comfortable with those mortgage payments.  So number one step is to let your buyer specialist connect you with one of their preferred lenders, talk about your financing options and make sure you feel comfortable, once again, with those mortgage payments.  So, number one step, get pre-qualified.

Great, okay so you are ready to move quickly.  How important is it for home buyers to know how much home they can afford before they start looking, you mentioned that, and how do they find that out?

Angie Cole:

Like I said, getting connected with a lender in your area is going to be the best route.  Depending on the state that you live in, I would speak with a lender how is familiar with that area because financing options can change from state to state, but you need to get prequalified ahead of time to find out where you max price point is and also find out where you feel comfortable with your mortgage payments.   For example, if you’re approved for a million dollar home, but you feel comfortable paying for $100,000 home, then we need to be looking at homes in the price range of $100,000.

Let’s talk about the modern ways we can help buyers in their search for the perfect home.  How do websites like realtor.com, especially mobile apps, and living in the connected world, help buyers find a perfect home?

Angie Cole:

Personally, I love social media!  Whether it be, like you mentioned, realtor.com aps, if you’re looking for a new build, many builders have rolled out apps where you can download and actually look at their floor plans, you can place your furniture, you can design your home.  When you are driving down the street, if you come across a for sale sign, you can actually spot that home, find out what the list price is, find out a couple of details, but one again, always contact an agent directly to get more specifics on that house.

Absolutely, but one of the fun things that you can do is go to a neighborhood now, that you like for some reason, the schools or whatever, and some of the apps, and don’t do this while you’re driving, have the person with you do it or pull over, but the apps will show you what homes in that neighborhood are for sale, even show you where there are open houses on a weekend, and that’s just great!

Angie Cole:

Exactly, Realtor.com is one of the best avenues to go to when looking for open houses for the weekend, a lot of people will look a week in advance, and they’ll map out their route, and decide which open houses they want to go to and find the quickest route to do that.

Real Estate Today :

Great, and by the way, if you don’t know a realtor in the place that your moving to, it’s a good way to meet the, at the open houses.  So you can get a couple of things done by doing that.  Now some buyers want to look at every single property on the market before they make a decision, others, you mentioned somebody putting an offer on the first home that they saw, as a realtor with a buyer/broker specialist designation, what advice do you give to these very different types of buyers?

Angie Cole:

I think number one is being connected with a realtor who fits your personality, so you just know they’re going to do a really good job for you, and really listen to your housing criteria when you’re explaining it to them, so they can pinpoint the perfect home for you.  I work for the Rachel Kendall Team specifically as a buyer/specialist and that’s my job, to question my clients, ask them the right questions to really verify the type of home that they’re looking for.  Because, with asking enough questions, I’m able to then to pull a specialized search specific to their needs and I’m going to eliminate all those ‘maybe kind of might of liked that home, I’ll eliminate those by listening to exactly what the home buyer is looking for in a home.  Yeah, it’s a great idea for clients to write down a list of what’s important to them, their must have’s their maybes, and really have your realtor pinpoint those specific needs.
